Why Winter Rain Finds Leaks You Never Knew You Had
Phoenix winters are usually dry, until they aren't. When we get a multi-hour rain event, water has time to work into small cracks around flashings, skylights, and tile penetrations. The result is often a 'mystery stain' that shows up days later, not during the storm.
The 7-Point Winter Roof Check (Phoenix Metro)
- Walk the perimeter: look for slipped tiles, lifted shingle edges, or debris piled in valleys
- Check roof penetrations: vent boots, pipe flashings, and satellite mounts are the top leak starters
- Inspect valleys and transitions: where two roof planes meet is where water concentrates
- Look at eaves/drip edge: staining or rot at the fascia is a common “slow leak” clue
- Peek in the attic: damp insulation, musty smell, or dark wood means moisture is present
- Verify bathroom fan venting: fans venting into the attic can mimic a roof leak
- Clear scuppers/drains (flat roofs): standing water shortens coating life and finds weak seams
