12 News Arizona Midday: Prepare your home now for summer monsoon storms
The Monsoon Season Roof Prep Checklist
✓Inspect shingles, tiles, and flashing for existing wear or uplift
✓Clear gutters and downspouts of debris. Monsoon rain is measured in inches per hour, not per day
✓Trim trees at least 6 feet from the roofline before 40+ mph microburst winds
✓Seal all roof penetrations (vents, skylights, satellite mounts) with UV-rated sealant
✓Document current condition with date-stamped photos for post-storm insurance claims
✓Schedule a professional inspection if your roof is 8+ years old
Arizona monsoons can drop over 1 inch of rain in a single hour. A compromised underlayment is the #1 cause of post-monsoon interior damage we see.

"With Arizona you get really extreme weather: high winds, extreme heat, then a downfall of rain that for 11 months you don't see. For those 11 months your waterproof barrier is drying out and cracking, and by the time the rain comes, you're getting a lot of leaks. Most of the year you're good. But when it comes, it comes. It only leaks when it rains."
What to Do After a Monsoon
Within 72 hours of a storm: photograph every slope of your roof from ground level, check ceilings and attic for dark spots, and file insurance documentation early. Arizona statute gives you 60 days to file, but the fastest claims resolve within two weeks when photo evidence is date-stamped.
