Southwest, Territorial and Pueblo style homes are everywhere in this market, and they arrive with parapet walls, canales and scuppers instead of eaves and gutters. Behind that parapet the roof is flat or very nearly flat, and Tucson carries a far larger population of coated low slope roofs, including sprayed foam under an acrylic or silicone coating, than the Phoenix metro does. A coated roof is a good desert roof: it is seamless, it insulates, and it can be renewed rather than torn off. Sun aged coatings and chalking
The first visible sign of an aging coated roof in Tucson is chalking: a white powder that transfers to your hand when you touch the surface, which is the binder in the coating breaking down under ultraviolet exposure. Chalking is followed by thinning at the high points and along any regular foot traffic path, then by exposed substrate, which discolors and begins to crumble. None of that is visible from the ground, because a parapet wall hides the entire roof surface from the street. Flat roof assessment in this market means walking the roof and photographing the actual surface, not an opinion formed in the driveway.
Drainage at scuppers and canales
A parapet roof drains through a small number of openings, and those openings are the entire system. A roof that missed that window by several years may no longer qualify for one, because a coating cannot bond to a substrate that has already taken water. The point of an inspection here is to establish which of those two situations you are in, and to say so plainly even when the honest answer is the smaller job.
